Eller Capital Partners is a real estate private equity firm focused exclusively on multifamily assets in growing regions of the Southeastern U.S. Since 2007, Eller has acquired and enhanced approximately $400 million worth of well-located, underperforming properties, applying a vertically integrated, value-added approach that has generated an investor net IRR of 28%.Eller Capital executes a full service, vertically integrated investment management platform that addresses all stages of the investment cycle, from acquisition to disposition. By leveraging the expertise of its leadership team, Eller maintains complete, real-time knowledge of property operations and asset value, which leads to faster decision-making and optimization of value. Eller Capital seeks to acquire assets in which it can add value, often by executing renovations, improving amenities, developing the property, or generating additional sources of income. The firm is skilled in identifying properties with underperforming characteristics that present opportunities to optimize value through physical improvements or better operational execution. To date, Eller Capital has invested in 3,500 apartment units across 22 transactions and managed renovation projects ranging from $1,000 to more than $45,000 per unit.

Meet Our Team

Eric Rusak
Director of Business Development

Eric Rusak joined Eller Capital Partners in 2018 as the Director of Business Development to oversee asset management and plan for future investments. Mr. Rusak is responsible for sourcing and underwriting multifamily acquisitions and providing asset management guidance to the existing portfolio.  He leverages his 20 years of multifamily experience to maximize property performance and enhance property value.  

Mr. Rusak's deep roots in multifamily began in property operations.  He effectively managed 2,200-3,200 unit portfolios in the Carolinas for Riverstone, Trammel Crow Residential, and Bell Partners.   Most recently, Eric leveraged his expertise in the apartment sector to advise large institutional clients on property acquisitions and market conditions throughout the East Coast and Southwest. 

Mr. Rusak earned a Bachelor of Arts in Economics from Dickinson College in Carlisle, PA.
